Purchasing Condo Units

Several decisions should be considered before even looking at condo units to purchasing. One of the first things is do you own a pet and do you plan on having your pet with you when you come to your condo. Condo complexes never allow renters to bring pets, some condo complexes allow owners to have pets, however sometimes there is a limit on the number of pets or size/weight restrictions. I have compiled a list that is complete as of June 24, 2014. You may check the list by clicking on Pet Policies. A word of caution, always before deciding on a condo complex, have your realtor check on the current pet restrictions. They sometimes change.

The next decision will be to decide if you want to sometimes rent out your unit for a short term. Short Term is defined as less than six months. You should also note that if you decide to purchase a condo that allows short term rentals, the State of Florida collects sales taxes on the rents. Most management companies will take care of this for an owner. Different condo complexes allow vacation rentals, long term rentals and some of them allow both. You will be given the opportunity to read the condo documents prior to purchasing a condo. It is important that you read, check and understand these condo documents and agree with them because you will have to abide by these rules. Some units have garages, some have boat slips, some have clubhouses, swimming pools and exercise rooms and some have direct beach access. Once you have decided on a long or short term condo complex, click on Condo that allow short term rentals, condo that allow long term rental and condo that allow both. You can then look at them. I have also listed the various items that the complexes provide.

If you decide on a condo complex that allows short term rentals, most of them have management companies in place. Generally speaking short term is located at the beach and if a unit is on the rental program year around, you can expect to potentially earn from $15000 to $20000 gross per year. If you are looking at short term rentals you can ask for a rental history of each unit you are looking at. Happy Hunting.
